# Spider Squad for Contractors and Property Managers ## Who Books Through the Contractors Program Spider Squad works regularly with: - General contractors and renovation companies (pre-handoff treatments) - Property management companies (multi-unit residential and commercial portfolios) - New home builders (builder warranty programs and pre-occupancy treatments) - Roofing, siding, and insulation contractors (coordinating treatment around exterior work) - Home inspectors and real estate agents (booking on behalf of clients) - Strata/condo corporations (common area and perimeter programs) ## How the Booking Process Works Contractors and property managers can book by phone at 905-935-7498 or through the quote form at spidersquad.ca. For ongoing accounts or multi-unit portfolios, we coordinate directly with your site contact or superintendent. For time-sensitive situations (pre-handoff, pre-inspection, pre-listing), same-week bookings are typically available. Provide the address, service type required, and any access notes. ## Multi-Unit Residential Treatment For apartment buildings, townhouse complexes, and multi-unit residential properties: **What gets treated:** Exterior foundation perimeter of the full building or each unit, ground-floor window frames and door frames, common area entry points, parking structure perimeters (where applicable). **Per-unit pricing:** Multi-unit properties are quoted based on the number of units and the building footprint. Per-unit cost is lower than individual residential bookings for most multi-unit configurations. **Tenant notification:** We can work around whatever notification protocol your property management company requires. Tenants do not need to be present for exterior perimeter treatment. Interior treatments (if requested for occupied units) require tenant coordination. **Documentation:** Invoices can be addressed to the property management company, owner, or split across units as required. Service records are available on request for warranty or compliance documentation. ## New Build Treatment Spider Squad provides new construction treatments for builders and developers: **Why new builds need treatment:** New construction disturbs significant ground area and exposes foundation perimeters, creating high spider pressure from ground-dwelling species. Landscaping installed post-build (mulch, sod, plantings) compounds the problem. Buyers in new homes frequently report spider activity within weeks of move-in. **Builder warranty programs:** Offer spider and pest control as a builder warranty feature. Spider Squad can provide treatment schedules that include a pre-occupancy exterior treatment plus a first-season service call. **What's treated:** Full exterior foundation perimeter, window frames, door frames, garage, and exterior-facing entry points. If the build includes a deck or covered outdoor area, those zones can be added. **Scheduling:** We coordinate with your site superintendent. Treatment typically occurs 48–72 hours before occupancy or walkthrough. ## Renovation Projects Renovation work — particularly basement finishing, crawl space encapsulation, and exterior work — disrupts existing harbouring zones and can drive spider activity into living areas. Post-renovation treatment resets the perimeter. For renovation contractors, Spider Squad can be booked as a subcontracted service included in the project scope or recommended directly to the homeowner for post-project cleanup. ## Invoicing and Accounts For recurring property management or builder accounts: - Net-30 invoicing available for established accounts - Consolidated invoicing across multiple properties or units - Service records and certificates of treatment provided on request - Volume-based pricing for portfolios of 5+ properties or 10+ units To set up an account or discuss multi-property pricing: 905-935-7498 or darian@spidersquad.ca. ## Service Area Spider Squad operates across 17 Ontario regions including Niagara, Hamilton, Halton, Durham, Toronto, York, Peel, Simcoe, Muskoka, Haliburton, Kawarthas, Grey-Bruce, Haldimand, Norfolk, Huron, Lambton, and Elgin.
